Yes โ all nine AI tools are completely free. No account, no credit card, no usage limits. We monetize through display advertising (Google AdSense) on the site, which keeps the tools free for agents. We may add premium features in the future, but the core tools will remain free.

There are no hard limits on generations. Generate as many listing descriptions, emails, or captions as you need. If you notice slowdowns during very high traffic periods, try again โ they're typically brief.
AI language models have a built-in randomness (called "temperature") that produces varied outputs even from the same inputs. This is intentional โ it gives you fresh variations each time. If you want a different take on the same property, just click Generate Again.
Start with the MLS Listing Description tool โ it has the highest immediate impact and shows you how the AI handles real estate-specific language. After that, try the Instagram Caption or Follow-up Email tools depending on your biggest time drain.

Yes โ using AI-generated copy is legal. The requirement is that you, as a licensed real estate professional, review and verify the content before publishing. You are responsible for ensuring the final copy complies with all applicable laws, regardless of how it was drafted. Think of AI as a very fast first-draft writer that you then edit and approve.
Potentially, yes โ which is why you must review every AI output before publishing. Our tools are designed to avoid discriminatory language, but AI can occasionally produce phrasing that is ambiguous or that implies preference for certain buyers. Common things to watch for include:
Language implying "ideal" residents (families, professionals, etc.)
Neighborhood descriptions that could be coded references to demographics
References to proximity to religious institutions as a selling point

Factual school information is generally permitted โ e.g., "Zoned for Westside Elementary School District." What you want to avoid is using school quality as a coded reference to neighborhood demographics, or using phrasing that could imply the home is or isn't suitable for families with children (familial status is a protected class). When in doubt, use the district name factually and let buyers research further.
Most MLSs don't explicitly prohibit AI-generated copy, but all require that you take responsibility for the accuracy of the content you submit. The key obligations are the same regardless of how the content was written: it must be accurate, compliant with fair housing law, and meet your MLS's content standards. Check your specific MLS rules or contact your MLS board if you have questions.

No. The information you enter into our tools (property addresses, prices, client details) is sent to our AI provider to generate the content and is not permanently stored on our servers. We do not maintain a database of your inputs. See our full Privacy Policy for details.
We recommend you avoid entering personally identifiable client information (full names, email addresses, phone numbers) into any AI tool, including ours. For follow-up email generation, using a first name or placeholder is sufficient. The tools don't need sensitive contact information to produce quality output.

The more specific your inputs, the better the output. Instead of leaving "Additional Notes" blank, add concrete details: the year of the renovation, the brand of appliances, the specific school name, the distance to a known landmark. Also experiment with different tone settings โ "Luxury" produces more evocative language even for non-luxury properties when that's the vibe you're going for.
Always edit. The AI produces a strong structural draft โ but you know the property better than any AI. Add the specific details only you know (the way afternoon light fills the living room, the seller's story, the neighborhood insider knowledge). Your edits are what turn a good listing into a great one. Plan for 5โ10 minutes of editing per listing.
Absolutely โ this is one of the best ways to use the tool. Click Generate Again with the same inputs and you'll get a different take each time. Generate 2โ3 versions, take the strongest opening from one, the best feature description from another, and build your final version from the best of each.
Try adding tone guidance in the "Additional Notes" field. For example: "Write this in a warm, storytelling style โ think Saturday morning, coffee in hand, light streaming through the windows." The more specific your tonal direction, the better the AI can match it. Also try clicking Generate Again โ different runs can produce noticeably different tonal results.
